The Bangkok condominium market enters 2026 with cautious optimism. Inventory is normalising after several years of oversupply concerns, while transit-connected projects continue to outperform.

Sukhumvit corridor projects within 500m of BTS are seeing renewed buyer interest, particularly in the 1–2 bedroom segment priced under ฿15M. Sathorn and Phrom Phong remain investor favourites for rental yield.

Foreign buyer activity has rebounded, led by buyers from Mainland China, Taiwan, and Singapore, who account for an increasing share of premium new-launch absorption.
