Foreigners can own up to 49% of the total saleable area in any Thai condominium project. Before signing, request the project's foreign quota certificate from the juristic office.
Funds for the purchase must be remitted into Thailand in foreign currency and exchanged into Thai Baht by a Thai bank, with a Foreign Exchange Transaction certificate retained for transfer at the Land Office.
Always verify the chanote title, check outstanding common-area fees, and engage an independent Thai lawyer for due diligence.
